In one of the city’s most significant new developments in recent years, Citadines Langit Kuching has officially broken ground. The RM750 million project, jointly developed by Hock Seng Lee (HSL) and leading international serviced residence operator The Ascott Limited, will bring a new level of integrated urban living to Sarawak’s capital.

Located on prime real estate in the Jalan Petanak area, Citadines Langit Kuching is designed as a dual-tower mixed-use development. It will feature 220 units of fully serviced apartments under the globally recognised Citadines brand, alongside 64 private luxury condominiums. The towers will soar 28 storeys above a three-level retail podium – a public plaza conceived to offer dining, shopping, and communal spaces in a lush, landscaped setting inspired by Borneo’s rainforest aesthetic.
“Langit,” meaning “sky” in Malay, is fittingly aspirational. As HSL Managing Director Dato’ Paul Yu explained during the groundbreaking ceremony, “This is a project with heart and purpose. It will change the skyline of Kuching and raise the bar for sustainable, high-quality urban developments in the city.”

ELEVATED LIVING, INSPIRED BY NATURE
A standout architectural feature of Citadines Langit Kuching is its homage to Sarawak’s rich indigenous heritage. The building’s façade and interiors will be thoughtfully infused with Dayak-inspired motifs and elements, aiming to celebrate and reflect the local culture while offering world-class standards in hospitality and residential design.

Adding further distinction are two elevated “floating” clubhouses – one on Level 4 and another on Level 15 – that will serve as recreational and social hubs. These spaces will be accessible to both residents and serviced apartment guests and will include amenities such as swimming pools, fitness areas, co-working lounges, and green terraces.
The development team has placed a strong emphasis on sustainability, with an aim to achieve certification under Malaysia’s Green Building Index (GBI). Landscaped terraces, energy-efficient systems, and the integration of public green spaces into the overall design reflect the broader push towards environmentally responsible construction.

A STRATEGIC ALLIANCE
This project marks Ascott’s second foray into Sarawak and reinforces the company’s confidence in the state’s growing tourism and business potential. The Citadines brand is well-established across Asia for offering flexible, well-appointed serviced apartments that appeal to business travellers, digital nomads, and long-stay guests.
The development also underscores HSL’s ongoing diversification into high-end property and infrastructure projects. “Citadines Langit Kuching will be a place for locals and visitors alike,” noted Yu. “We want this to be a vibrant, open space that contributes to the city’s growth and liveability.”

A FIVE-YEAR TIMELINE, WITH CONDOS LAUNCHING IN 2026
Construction is expected to take approximately five years, with completion targeted for 2029. While the serviced residences will be managed and operated by Ascott upon completion, the 64 luxury condominiums are expected to be offered for sale beginning in late 2026. Positioned as premium urban homes, these condos will likely appeal to professionals, young families, and international buyers seeking a foothold in Sarawak’s most liveable city.

This latest announcement comes as Kuching continues to evolve from a laid-back provincial capital into a more dynamic urban centre. With the government investing heavily in public transport, digital infrastructure, and eco-tourism, the timing of Citadines Langit Kuching could not be more apt.
