Through the keyhole: An exclusive look at Avira Medini, Johor

The overview

In Johor’s southern development corridor of Iskandar Malaysia, Avira is a 207-acre wellness-themed development. It’s located within Medini, a fast-maturing enclave with a planned population of 450,000 by 2030. The gross development value (GDV) of Medini stands at US$20 billion spanning 15 to 20 years.

The township has easy accessibility to the Second Link connection to Singapore and is surrounded by established development projects like Educity, an international education hub; Pinewood Iskandar Malaysia Studios with over 100,000 square feet of film stages; Kota Iskandar, the new Johor state administrative capital and a range of medical, lifestyle and entertainment amenities.

It is 28km from Johor Bahru city centre and 33km from Senai International Airport, Malaysia. For those who are likely to pop across the border for work or holiday, the development is just 15km from Tuas Checkpoint, so Avira is therefore 45km from Singapore’s Central Business District and 65km from Changi Airport.

Also, with the current High Speed rail project in the works, a journey from Johor to Singpore will eventually be reduced to only 10 minutes, as the proposed 350km route between Kuala Lumpur and Singapore will include a stop at Iskandar Puteri. The bullet train will travel at speeds of up to 300kph and you be relieved of the hassle of traffic jams at the Tuas Checkpoint.

The concept

With “Living in Wellness” as its core theme, Avira aims to prolong active years through wellness by promoting physical vitality and mental clarity. ‘Avira’ itself is ancient Aramaic for ‘air, atmosphere and spirit’.

Crucial to achieving this is a dedicated Wellness Centre located in a 12.5-acre sanctuary which forms the heart of the development, as well as a retail village, plus the accommodation properties. Phase 1 of the project is now 90% sold off, and Phase 2 of The Avira Garden Terraces is open for registration.

The property’s accommodation includes Garden Terraces, Serviced Apartments, Semi-Detached & Bungalows and Condominiums. The Avira Garden Terraces are surrounded by green pockets and pedestrian walkways. They come with wide frontages and private courtyards with terraced decks, which overlap into communal gardens.

Indoors, units feature a north-south orientation to make the most of the sun’s warmth and natural light, and large windows and high ceilings add an airy feel. The accommodation units are split up into three types, with varying square footages and amenities available in each:

These units come with 3 + 1 bedrooms and 3 bathrooms, a parking space, a flat roof, and courtyard, as well as a garden in the front and back of the unit. The total built-up area is 2,249 sq ft.

Unit Type B

These units, built-up to 2,215 sq ft, come with 3 + 1 bedrooms and 3 bathrooms, a courtyard, and a car porch. There is also one garden in the front of the unit and another in the back, as well as a balcony accessible via the master bedroom, plus a small balcony by the third bedroom.

Unit Type C

These units come with 3 + 1 bedrooms and 3 bathrooms, a courtyard, as well as a garden in the front and back of the unit, totalling 2,314 sq ft of built-up area. The master bedroom opens out to a balcony and the third bedroom is equipped with a smaller balcony, plus there is a car porch out the front.

Avira Garden Terraces rental programme

For the first 20 registered tenants*, Avira is offering free rental for one month (terms and conditions apply) and the new homes will be fully equipped with electrical appliances as well. Also, the clubhouse and pool facilities will be ready in 2017 for the residents to enjoy.

Avira is developed by Nuri Merdu Sdn Bhd, a 50:50 joint venture company between Galaxy Prestige Sdn Bhd, a wholly-owned subsidiary of Eastern & Oriental Berhad (E&O Group), and Pulau Indah Ventures Sdn Bhd, a 50:50 joint venture company between Khazanah Nasional Berhad and Temasek Holdings Pte Ltd.

“The Avira Wellness Sanctuary is a 5-acre expanse of greenery, with fitness facilities covering a variety of pools and multi-purpose spaces for group exercise classes that include yoga, pilates and martial arts among others.

Cyclist and joggers can enjoy the specially built track protected by shady trees, as they meander past cosy pavilions, providing further functional training pit-stops, rest and relax shelter and barbecue pits.

Currently under research for future implementation are communal green houses where organic vegetables and herbs can be harvested for home consumption.”
